Upon engagement, I will begin the process of evaluating your wishes balanced with your needs via the following methods:
client wish list
existing conditions documentation and evaluation
site measurements and photographs
preparation of CAD drawings to accurately represent the existing / provide the basis for design discussions
determine the architectural programme for the project
Design
Upon completion of the above, we will move into the design phase of your project.
The design phase includes:
consultation to establish scope of work
preparation of sketches to reflect intent
preparation and presentation of the concept design
design development - including 3 design revisions / presentations
resolving intent towards a final design through preparation of floor plans, elevations and renderings of exterior and interior spaces (where appropriate)
finalizing design for budget pricing, committee of adjustment or working drawings for building permit and construction (where appropriate)
construct
Where the rubber meets the road. My responsibility to you is to ensure the design is executed in construction by:
preparing working drawings for building permit and construction
preparation of architectural plans, elevations, sections and details
consult and coordinate with required consultants
resolved and complete package prepared for building permit application
application to municipal authority
and beyond
Additional Services:

budget pricing / contractor interviewing
contract administration
travel / milage
billed hourly, as required
